Living Accommodation
We have furnished Flint Cottage to be a home from home, it comfortably sleeps up to eight adults, plus two children. Be that two family or multi-generational holidays.

The house has underfloor heating throughout, with each room individually thermostatically controlled. Both the hotwater and heating are provided by an Air Source Heat Pump and our electricity is supplied by renewable resources.

Each room has a USB electric point, with both a USB A and USB C socket, together with a wifi data point, to allow guests to plug straight into the wifi network. Boosters are throughout the house, to ensure consisted coverage.
Kitchen
The kitchen has a fully fitted hand painted kitchen made by British Standard, by Plain English Kitchens. Together with a bespoke island, which sits six. A double butlers sink, with Devol brass tap and shower spray. Two dishwashers, allowing you to get through that tiresome family and entertaining washing up with ease. A dual fuel Rangemaster Range Cooker and a double door Fisher and Paykel Fridge Freezer, with filtered water and ice making facilities. There is a large pantry cupboard, which not only provides storage for your holiday food shop, but also hides the microwave and Nespresso coffee machine.

This room is open plan and dovetails directly into the dining room and sitting room areas, which also benefits from bi-fold doors to the terrace for alfresco dining.
Dining Room
Designed for lazy Sunday lunches after a walk on the beach, long suppers with friends, relaxing over glasses of wine or just the mixup of family life after a long day out on the water. The large Neptune refectory table provides enough space for 10 to sit comfortably. With low lighting for more intimate meal times.
Sitting Room
A perfect spot to sit and read the papers, with a cup of coffee, whilst looking over Barrow Common. This area adjoins the dining room, allowing for a moment out of the hubbub of family life, whilst still being present. Appointed with Neptune Sofas and Chairs, with french doors leading directly onto the terrace.
Utility Room
The utility room can be accessed directly from the side of the house, allowing that infamous Norfolk mud and sand, bought in by children and dogs, to be contained. Although we would urge you to wash down the worst in the outdoor showers beforehand.
This again has been fully fitted hand painted British Standard, by Plain English units, with a quartz top and natural stone floors. The room contains a washing machine and tumble drier, together with a traditional molly maid clothes airer, tucked into the vaulted ceiling to dry all those beach towels.
Plenty of coat hooks for those coats and jackets, for winter walks and lots of space for wellies. You will also find supplies of picnic blankets and baskets, boules, garden jenga, outside trays and outside chair cushions.

The Beach Bathroom is located off this room.
Snug
Painted in Blicking Woods by Fenwick and Tilbrook, a Norfolk Paint Company, this room provides a warm and inviting space to relax.

Neptune sofas, are accessorised with a coffee table and sideboard, which contain board games, books and DVDs. There is also a large flat smart screen TV, hardwired to the wifi, with NETFLIX and NOW TV subscriptions, together with a DVD player.
Office
The office is small, but perfectly formed. A desk is placed under the window, to provide views over the garden and Barrow Common. We have a data point, to enable hardwiring into the wifi network to allow for those Zoom and Teams meetings.
Bedrooms
All the bedrooms lie in the south wing of the L shaped house and are separated from the living ares by a door. Each room is painted in an inviting shade of Farrow and Ball, with bespoke interlined and blackout curtains or blinds. Each bedroom contains a USB plug socket and data point. A shaker peg rail for those hanging items, chest of drawers, bedside tables and lamps.
Master Bedroom
This room is an extension of the original house, a vaulted ceiling and two velux provide air and space. French doors provide access to the terrace and this is the spot that has the evening sun for the longest.

It contains a king size bed, a wardrobe, chest of drawers, bedside tables and a comfy chair.
The master ensuite also benefits from a vaulted ceiling and velux window. A large stand alone shower, double ended roll top bath, WC, double vanity unit and and heated towel rail. Hidden in the unit is a shaver point and electric toothbrush charger.
Bedroom Two
This contains a kingsize bed, chest of drawers and bedside tables and wall lights, with an armchair.
It also benefits from being ensuite, with a thermostatically controlled shower, WC and full size handbasin. A shaver point, with electric toothbrush charger and a heated towel rail.
Bedroom Three
The smallest of the kingsize bedrooms, overlooking the front garden, this room has a chest of drawers and bedside tables, with lamps.
Twin Room
This room overlooks the terrace and has two full size single beds, a single bedside table with lamp, chest of drawers and a chair.
Bunk Room
The room has a timber bunk bed, with full size single beds, bedside table with child friendly lamp, chest of drawers and a chair.
Family Bathroom
A velux window provides natural light over this good sized family bathroom, which contains a large single ended bath, separate thermostatic shower, full sized pedestal basin and WC. A shaver, electric toothbrush point and heated towel rail.
Beach Bathroom
Located off the utility room, to allow for a post beach clean up, this bathroom has an electric shower, WC and handbasin, together with a heated towel rail. Spanish beach vibes are emanated through Andalusia inspired Bert and May tiles.
Outside Space

Garden
The garden is south west facing, looking over Barrow Common. The terrace is laid with tumbled Dijon natural stone and provides many areas for dining and relaxing. With oak sleepers, we have a large grassed area for playing boule, kicking a football or just sitting and relaxing.
Outdoor Showers
We have two outside showers, which are located privately to the side of the house. Providing warm water on a timed push button. Around the corner, is the washing line, to hang up all those wet cozzies.
Parking
We have an extensive gravelled drive located to the front of the house. Off street parking for 4 cars, an EV charger, electric sockets for pumping up the SUP and kayaks and a cold water standpipe to wash them down afterwards.
